Method

How these deals get done

I look for anything that creates an opportunity: underutilized properties, square footage plays, functionally bad homes, physical distress, and sellers in distressed situations. The common thread is a property priced for what it is rather than what it could be.

Then execution. We move quickly, order long-lead materials early, sequence the trades tightly, and manage the job closely enough that the schedule holds. That is what gets these projects finished fast and economically.

And underwrite the exit conservatively. I price the sale off closed comparables, not active listings, and I do not underwrite appreciation. If a deal only works because the market goes up, it is not a deal — it is a bet. Most of what I look at fails this test and never gets an offer, which is the reason the projects that do make it here perform the way they do.
