When a project survives my filter, I write a memo with the full numbers — basis, budget, downside case, projected exit. People on this list read it before the deal is funded.
I do a small number of deals a year. This is an interest list, not an offering — submitting it doesn't commit you to anything and doesn't reserve anything. It tells me who to talk to when a project comes together, at which point any investment would be presented separately through formal documents prepared with counsel.

Eight years and more than eighty projects were funded with significant capital of my own on the line, and I continue to invest in this work. Capital structure varies deal to deal — on some, investors fund the full equity. What doesn't vary is the standard: I don't earn by raising money, I earn when a project exits well. A deal I wouldn't be willing to back myself doesn't reach your inbox. I'd rather do a small number of larger, better deals with people I know than a large number of thinner ones — and what I need to do more of them is capital.
I started on luxury listings in Scottsdale at 19, learning how high-end property is priced and who buys it. I bought my first flip at 20 and scaled hard — then partnered into a portfolio of nearly 30 single-family and small multifamily units across metro Phoenix.
When COVID reshaped the market I bought my partner out of roughly $6 million of real estate at 23, stabilized it, and sold it. Alongside the flipping I built and sold two operating companies — a cabinet and flooring business grown to ten employees, and a dental practice. Both exited at substantial returns.
The sequence has been deliberate: each venture funded and informed the next. Today the focus is luxury residential in Scottsdale and building the general contracting business into a platform — the foundation for acquiring established trade companies and, over time, cash-flowing commercial assets across the Valley.
I refuse most of what I look at, and for specific reasons. I underwrite to a conservative exit, price the renovation line by line, and never underwrite appreciation. If a deal only works because the market goes up, it's a bet — not a deal.
My own general contracting crews build every project — cosmetic remodels through structural renovations and warehouse demising. Cost and schedule are things I control, not things I'm quoted.
Before I close I've walked the property, pulled permits, confirmed zoning and utility capacity, and priced the work myself. The surprises that destroy a return are things somebody could have found and didn't.
Most of the return is decided the day I buy. A property acquired below what its best use supports is profitable on paper before a single trade shows up.
I build the work myself. Crews on my projects year-round earn pricing and scheduling a one-off owner can't get — plus wholesale access on cabinetry and flooring.
Interest, taxes, and insurance accrue against a fixed exit price. Finishing months ahead of the normal pace converts directly into return.
